July 23, 2010

Water System: The water well has been started up and samples have been sent to State for testing (test results look good so far). We are pressure testing the piping from the well to the units and the unit interior piping. Leaks are being repaired as found. During the initial phases of testing, we discovered that the contractor who installed the lines did not put the water lines at the contracted depth (6 inches installed vs. 2 feet contracted). The contractor is in the process of re-installing these lines to the proper depth.

Sewer System: Now that we have water, the sewer system can be tested and is in the startup mode. We are finding some installation problems with the system and these are being corrected as necessary.

Site grading and Driveway installation: A contractor has been selected and the site grading and crushed concrete driveways installation will begin next week, assuming the weather allows (as you may know we have a weather system headed into the Gulf and then to the TX/LA States this weekend/next week).

Interior Unit Completion: Furniture and appliances are being installed. All other decor has been purchased and is in storage for installation closer to opening.

Landscaping: Design is finalized and contractor selected. Work will begin once the site grading is complete and driveway installation is under way.

New Laundry Building: In the process of painting interior. Sub-floor, tile, electrical and water piping are being installed. Appliances are purchased and being stored until the building is finished.

Office Building: Phones, computer and internet tie-ins to be installed early next month.

Installation of satellite TV and internet facilities: Work is in progress.

Pool Facilities: Due to the major investment in the pool facilities and possible future storm damage, we have decided to install an additional bulkhead around the pool. The installation of this bulkhead is complete. The floor support for the pool deck is complete. The wood decking for the surface around the pool is on order and installation will begin when received. We have delayed the plastering of the pool interior until we are closer to openng.

Bulkhead: The bulkhead repair/replacement around the Peregrine property is complete.

Please Note: Owners owning week 30 (July 23) thru week 35 (August 27) will be unable to use their Peregrine property and should make alternate plans.


July 08, 2010

Much has been accomplished since the June 19th update, in spite of two weeks of torrential rain, flooding and very high tides.

The exterior painting of the townhouses is complete, as is the construction and repair of the bulkhead that helps protect the grounds from high tide. The laundry building rebuild and office relocation is in progress. Installation of the pool wood deck is in progress. The rebuild of the pool and associated pool equipment is 95% complete.

The public water system is complete, but is still undergoing state required testing. Therefore, we still do not have water on the property. The waste water (septic) treatment facility is complete and has been approved by the State and County agencies. After the new underground water mains and septic lines are tested, we can begin installation of the driveways and parking, as well as the landscaping and drainage.

The carpet replacement and cleaning is complete and the 19 new kitchens reconstruction are finished. The new refrigerators, ranges, dishwashers and over-the-range microwaves will be delivered and installed next week (July 13-14). The new 32� flat screen televisions will be installed (wall mounted) in late July. Satellite TV and wireless internet equipment is being installed. Household items from curtain rods and curtains to can openers, coffee makers and wine glasses have been ordered, received and will soon be placed in the units.

We regret that Peregrine will not be ready for owner use for week 27 � starting July 2, and week 28 � starting July 9, 2010. We will keep you closely informed on the reconstruction progress and a possible opening date.

Since building permits were issued on April 13, 2010, the office staff and construction personnel have been working seven days a week to complete the repairs and reconstruction. Projects that are in progress and nearing completion are:

� Waste water treatment facility, by licensed contractor.

� Public water facility, by licensed contractor.

� Bulkhead wall repair and replacement, contractor.

� Swimming pool rebuild, contractor.

� Swimming pool wooden deck, Peregrine crew.

� Swimming pool equipment building rebuild, Peregrine crew.

� Satellite TV service and Hughes Net service, contractor.

� Laundry building rebuild, Peregrine crew.

� Office relocation and additions, Peregrine crew.

� Exterior painting, professional paint crew.

� 19 new kitchens (cabinets and counter tops), Peregrine crew.

� Carpet cleaning, contractor.

� 8 units � carpet replacement, contractor.

� Interior design, purchasing, coordination of the set-up and outfitting all units by Peregrine office staff.

Even though there are other activities in progress, the above-mentioned list gives you an idea of the extent of the repairs and reconstruction involved.

Be encouraged, the end is in sight.

For those who could not attend the Annual Homeowners Meeting on March 27, 2010, it was a productive and very informative meeting. All were encouraged to hear that management believes that the repairs to Peregrine and the rebuilding of the entire infrastructure associated with the facility can be accomplished using the insurance proceeds, without need of a special assessment.

We are making every effort to open part or all of Peregrine starting July 2, 2010, for use by homeowners only. Since building permits were not released by the County until April 10, 2010, the tentative July 2nd opening date presents a serious re-construction challenge. Every effort will be made to accomplish that goal.

This does not mean that RCI or II trading can begin on July 2, 2010. When the project is 100% complete, RCI and II will do their final approval inspection, before reactivating the exchange program. We will keep you advised as to the earliest possible date to begin exchanges with RCI and II.

You will be happy to know that since April 10th, when the building permits were issued, construction of the Public Water System and the Waste Water Treatment Facility was started.

The heavy duty aluminum panels for rebuilding the bulkhead wall, which protects the property from high tide, will be delivered Friday April 30th and re-construction will begin.

Extensive repairs to the building�s exterior siding, exterior doors and windows will be complete by April 30th. Power washing of the building exteriors in preparation for painting is underway.

Repairs and expansion of the old office building, which will become the new laundry, is in progress.

Satellite TV wiring installation will begin on April 27th.

Eighteen sets of kitchen cabinets with counter tops are on order and should arrive by May 7th.

The purchase of unit furnishings and d�cor has been started.

Once again, your patience under these difficult circumstances is greatly appreciated. We are sorry for the delay in issuing this Web Page update, but until the County construction permit was issued, the infrastructure portion of the project construction was on hold.

The recreation center will be on your immediate right. The meeting will be held in Conference Room One.

Please sign, date, and return the enclosed Proxy immediately whether or not you plan to be at the meeting. Such action will not affect your right to vote in person should you decide to attend the meeting. If a quorum of the membership is not represented at the meeting, either in person or by proxy, the Association will be required to adjourn and re-schedule the meeting at an additional expense.

The unforeseen delays in obtaining government permits to rebuild Peregrine�s infrastructure, as well as the swimming pool, driveways, bulkhead wall, laundry, and basically everything at ground level, has caused much frustration for all of you and for us here, who are dealing with the reconstruction first hand.

Why all the delays with permitting? There was always a real possibility that permits would never be issued to rebuild Peregrine. There were two major problems, both equally serious.

Problem number 1: the treatment and disposal of wastewater, (often called black water) discharged by forty townhouses on the beachfront. The Peregrine property that was being used as a wastewater discharge area was washed away by the storm surge tide. The only Peregrine property now available where 4,500 gallons of wastewater per day could be discharged runs adjacent to protected wetlands adjoining Christmas Bay and its delicate eco system. After eight months of study and consideration by the Army Corp of Engineers, as to whether the wastewater discharge area required by Peregrine�s forty townhouses would have a negative impact on the wetlands and the environment of Christmas Bay, approval to use that area for wastewater discharge was given December 2009. The Texas Commission on Environmental Health has also now given their approval. Our permit application, with the engineer�s design plans, and other required legal documents, is now being reviewed by the County Environmental Health Department and Texas General Land Office, who will ultimately be responsible for issuing the permit.

Problem number 2: Peregrine is one of only a few Texas resorts truly on the beach, being only 200 feet from the surf. All beaches are publicly owned by the State of Texas. By law, the line of vegetation running parallel to the gulf determines where public beach ends and private property begins. After the storm, the line of vegetation had been pushed inland leaving many properties, including Peregrine, on public beach. Because Peregrine was now on public property and was heavily damaged, the State of Texas could have condemned it as they did with many other beach properties. During 2009, the Texas General Land Office, in the absence of a natural vegetation line, established a temporary boundary line to clarify what was now public beach and private property. With a State approved boundary line re-defined on August 17, 2009, Peregrine was re-surveyed and found to be landward of the 200 foot line and is now on private property. This has cleared the way for the permitting process to move forward.

As noted earlier, there is still a lot to be done before Peregrine can safely accommodate guests, even if for only owners. Again, we cannot begin replacement of any ground level facilities, driveways, dirt work, swimming pool, laundry, etc., until we have the proper permits in hand. Shortly after receiving the construction permits, we will inform you of a tentative opening date.

We are very conscience of your losses as a homeowner, and are working to restore your resort to you as soon as possible. Even though frustrated, the majority of you have been reasonable and understanding when calling the office and we thank you for that.

In the December 15, 2009 Peregrine Hurricane Ike update, the process for obtaining permits to rebuild the infrastructure for Peregrine Townhomes was discussed. In addition to the Department of the Army Corps of Engineers, we now have approval from the Texas Commission on Environmental Quality to install the waste water treatment facility.

With these two approvals in hand, we are finalizing the remaining governmental petitions to obtain the required building permits for the construction of the waste water treatment Facility, the public water system well, the repairs to the bulkhead barrier, the rebuild the swimming pool area and replacement of all of the driveways and landscaping.

We have completed the engineering and design of all the above mentioned projects, but our petition must still be reviewed and approved by the County Health Department, the County permitting office, the General Land Office of the State of Texas, and the Brazoria County Commissioners Court. Both the Corps of Engineers and the Texas Commission on Environmental Quality had to approve the sewer design first before these other agencies would consider the request.

Once these projects are approved and permitted, the various contractors associated with construction above projects will begin work simultaneously, and we should be in position to give you an estimate of the Peregrine re-opening date.


December 15, 2009

After 9 months of discussion the US. Army, Corps of Engineers, we received on December 10, 2009, their final approval for the new Peregrine sewer location on the property. Once this approval trickles down through the red tape of the State of Texas and Brazoria County officials (sewer design already approved by all), a permit for construction will be issued by the County. Once the permits are issued, construction of the sewer, the water well, the bulkhead surrounding the property, the buildings damaged or destroyed and the pool reconstruction will begin immediately (contracts for each already in place).


November 16, 2009

PROJECTS COMPLETED IN THE LAST 30 DAYS:

Technical check out and repair of all roof mounted heat & AC units. 12 - 14 will need to be replaced @ a cost of $24,000 - $28,000 installed. All serviceable units were also sanded and painted w/rust resistant, industrial grade paint.

The structural floor systems (floor trusses) were replaced on the 1st floor level on 28 townhouses. This included the demolition of all structural material, necessary to expose the floor trusses that had collapsed. Replacement of the trusses, insulating and replacing the ceilings over carport areas. Ten townhouses required the 1st floor to be raised, leveled and the truss structural timbers re-secured to the concrete walls. All wiring and plumbing had to be removed and rerouted to accommodate the new floor trusses.

28 exterior stairways have been re-built as well as the under stair storage room.

Unit replacement of water damaged drywall, interior painting, trim replacement, etc. is complete.

Electrical repairs have been completed and all units have electrical service.

PROJECTS STILL IN PROGRESS ON THE TOWNHOUSES:

Repair of the exterior walls in preparation for painting.

Priming of all new wood (carport ceilings, stairways and balconies).

Electrical repairs to and installation of exterior lighting circuits.

Installation of underlayment for new floor tiles.

Installation of bathroom fixtures, shower units and hot water heaters.

Replacement of 9 entrances doors.

RE-RESCHEDULED PROJECTS

Due to heavy rains and high tides, installation of underground water and sewer mains has been rescheduled for December.

State and county permits for the construction of the waste water treatment facility, public water well, swimming pool, driveways, etc. are still being processed through government channels. As soon as these permits are issued, construction of these projects will begin immediately.


October 15, 2009

Since the Hurricane of September 13, 2008, much has been accomplished along the Galveston area coastline with regards to rebuilding businesses and homes, as well as repairs to the public infrastructure. There is still much to be done in this area.

As to your beachfront property, (Peregrine Townhomes) where do we stand? When will we re-open? As we say here in Texas, �what�s the holdup?� Also,� I haven�t received a bill for my maintenance fees, when will I be invoiced?�

Even though insurance settlements were not received until May 2009, the rebuild and repairs to the 40 townhouses is well underway. During November and December of this year, we will be installing flooring, kitchen cabinets, bathroom vanities, etc. Other on-going projects are: repairs to the exterior siding in preparation to do a complete painting of all 40 townhouses, and replacement of the majority of the heating /AC units which are on the roofs. In spite of heavy rains, we have finished the underground electrical services to all townhouses, and are beginning to install the underground main sewer piping, as well as the potable water main lines to the majority of the units.

Permits to begin repairs to the bulkhead wall, which protects the property from the surf, as well as permits to repair and rebuild the swimming pool and the public water system, cannot be written until our sewer treatment facility is completely approved and permitted. There is no public sewer system, or public water facility, on most of our island. So, how to treat and disperse of the wastewater for 40 townhomes, with the beach in front and a large bay area behind and not impact the environment is the issue. Before construction can start on the wastewater treatment facility, the County Health Department, Texas State Health Department, Texas General Land Office (responsible for Texas beaches) and the Army Corp. of Engineers (responsible for Texas coastal wetlands protection) must all be satisfied and agree to, prior to permitting our proposed waste treatment system. We believe our waste treatment proposal will be approved and permitted with equipment on order within 30 days. The public water well, swimming pool and bulkhead can then be approved and permitted for construction start.

Other projects to be completed prior to re-opening will be, construction of the office/reception building, the laundry building and area paving for driveways and parking.

Due to uncontrollable delays relative to government environmental concerns of wastewater disposal, the proposed re-opening date of Jan. 1st 2010 must be moved forward into the first quarter of 2010.

As to 2010 maintenance fees, we will begin our billing during the last half of November. Fees will be due by Dec. 31, 2009, and past due by Jan. 31, 2010.

Unfortunately, 2010 property taxes, and insurances on your beach home must still be paid, as well as operational funds needed at the time of re-opening.

Maintenance fees received for 2009 were used to pay the property taxes, and to purchase Flood, Windstorm and General Liability/Fire insurance for the year 2009. These funds were also used for general office operating expenses incurred during the course of the year.

It has truly been a difficult year, but we are nearing the finish line.

We realize there are other issues involving owners who have weeks in the first quarter of 2010 and their vacation usage, and that can be better addressed as we near a reopening date.

Hopefully this review and update has answered some of your questions and concerns.

September 12, 2009

One year after Hurricane Ike, Brazoria County and the Texas State Environmental Health officials have agreed to our petition (on 9/3/09) to construct and operate a waste water treatment facility at Peregrine Townhomes. There is some work to be done before the building permit will be issued, but we are finally on our way.

Engineering and permitting of our new public water system is now in progress, as is the reconstruction of the bulkhead wall, and the swimming pool. These projects were all on hold until the Health Department approved our waste water treatment plant.

Structural repairs are progressing well, but unforeseen problems are arising and are being dealt with, such as leveling the floors above the parking areas.

Electrical underground conduit installation is 60% complete, and 18,000 feet of copper cable is on order to complete the underground electrical service to each townhouse. Installation of the underground septic and potable water piping will begin by October 1st.

Once we have permits in hand for the projects listed above, we will be in the position to begin the enlargement of the old office building into a new centrally located laundry building and the construction of a new and larger office building located at the roadside end of units 31 � 40.


August 12, 2009

Taping and floating of damaged unit walls is 95% complete and wall texturing is 75% complete. Unit interior painting is 30% complete. The pouring of 10 slabs under the units is complete. First floor truss replacements is complete. 14 of 20 stairs damaged by the storm have been replaced. Bids on 25 hot water heaters have been received. Please note the July 10th update with regards to the sewer issue. These negotiations with the County and State continue. Trenching and replacement of the underground electrical system will begin next Monday.


July 10, 2009

Construction update: Drywall replacement in the units is 100% complete, taping and floating of the drywall is 80% complete, texturing 60% complete � overall unit wall repairs is 75% complete. Unit structural repairs to unit�s truss: 10 out of 26 units complete. Removal of the ceilings over the carports for truss replacement complete on all units. Flowable concrete injected under the concrete slabs of 15 units undermined by wave action complete. Pouring of concrete for 10 slabs under the units damaged by the hurricane to begin this week. Replacement of 16 units� hot water heaters in progress. Hurricane damaged siding and windows are in the process of being replaced. Work continues on replacement of lines of the water, sewer and electrical system.

Other update item: We are still in discussions with County and State officials on the sewer design. The main issue is the flow to be treated. Our design is for 5000 gallons per day and the County/State thinks we need 7500 gallons per day. The cost for the two sewer designs is: ours = $120,000 - the County/State requirement for the higher flow rate is $280,000 plus 6 to 9 months for the approval process � which we feel is not reasonable. Peregrine has been in business for over 30 years with no sewer violations of our old system. The new system is state of the art with water discharge quality better than the design of the State�s 7500 gallon requirement. Negotiations continue, and as stated in our previous update, these negotiations and the resolutions to the sewer issues may have an impact on our 12/31/09 scheduled completion date. The sewer design and construction has become the critical path to the project completion schedule.


June 9, 2009

The future updates will mainly outline the re-construction progress a Peregrine. Folks at the annual meeting wanted to follow this progress as we proceed forward.

Water, sewer lines and electrical lines from the units to the foot print of each unit have been repaired and are ready for tie-in to the main lines when they are constructed on the common area.

Drywall repairs to the interior of units are in progress. Units 1 � 10 are complete and repairs to units 11 � 20 are in progress.

We have decided to relocate the new office to the area behind unit 31 with the office parking at the basket ball area. The old office area will be converted to the new laundry � a more central location.

Electrical power has been connected to the power distribution boxes for units 11 thru 40. A new power pole for units 1 � 10 has been installed and two new distribution boxes are being constructed. Security lights for the property are in service and property security is in place. We have had two break-ins since the storm with damage assessment at about $14,000 which will be covered by insurance.

The unit 1st floor truss systems repairs damaged by the storm are in progress.

Continuing to work permit issues with the State and County officials for the sewer system. The County has required us to get a �wet land� survey from the Corp of Engineers for the sewer location and that paper work has been submitted to the Corp for this process. Until we have a sewer permit in place, the bulkhead repairs and water well replacement is on hold and the project completion schedule may be affected. The current project completion schedule is 12/31/09.

Appeals have been filed with Windstorm Insurance and National Flood Insurance on the items that were not covered in the insurance settlements.


May 11, 2009

The repairs to the highway from Surfside to the San Luis Pass Bridge have been completed. This highway has now been designated a Federal road, and as a result, can receive additional Federal funds to add additional protection to the seaward side of the road. The dunes along the beach road are gone as the result of the hurricane, and on high tide, the water almost reaches the road.

Peregrine met with the County officials regarding the new sewer design and were referred to the State of Texas for further discussions and approval.

Temporary power to Peregrine should be installed next week.

Peregrine has now received settlement checks from both National Flood and Texas Windstorm Insurance companies. There are still a few damage repairs that were not covered by either insurance company, and we have hired a Public Adjuster to work these issues. We now have sufficient funds to proceed with major repairs to Peregrine and have completed the repair project scope, repair timelines and cost estimates.

Concrete driveways and parking areas under the units that were damaged by the hurricane have been removed. 10,500 cubic yards (700 truck loads) of soil backfill has been delivered to Peregrine. These two phases of the repair work are now complete. All roofs damaged by the hurricane have had final repairs completed.


April 10, 2009

A detailed inspection of the water well showed the main piping underground had been bent by the storm and a new well will need to be installed. The water well contractor is working on the new design and cost estimate. The design of the Septic system is complete, and a meeting with County officials has been set for discussion and approval. Cost estimates for pool repair or replacement have been received. The pool replacement option is not feasible due to costs, and we will be working the pool repair option. We are still waiting on delivery of electrical equipment to complete the tie-ins required to supply temporary electrical power to the site. The temporary road repairs to Peregrine are proceeding well and the completion date is ahead of schedule. We received an advance on the Flood insurance claim. As a result, we began concrete removal and backfill to the site on April 2nd. The concrete removal phase of the repairs will be completed the week of April 13th. We are continuing to work with the Flood and Windstorm insurance companies on final settlements.

RCI has decided to temporarily suspend the RCI Weeks and RCI Points exchange programs at the resort. Owners, who are active RCI members at the resort, will be notified by RCI in writing of the suspension and its impact on their exchange and membership related activity. March 12, 2009

The temporary road is under construction from Surfside Beach to San Luis Pass toll bridge. Road repair contract completion date is scheduled for the end of June 2009.

New Power lines have been installed the length of the Island. Preparations are being made to re-establish electrical service on Peregrine property for construction use.

All possible steps have been taken to prevent further damage to Peregrine Townhomes including temporary roof repairs, removing water logged sheetrock and insulation, etc.

All storm debris has been removed from the property and the maintenance shop has been repaired where we will store materials and equipment.

Bids have been received for replacement of the drywall and roofs. Bid packages will be issued shortly for removal of broken concrete (roughly 60 dump truck loads) and the replacement of lost fill dirt (some 10,000 cubic yards).

Discussions are ongoing with the Texas General Land Office (GLO) in Austin concerning repairs to the bulkhead barrier that surrounds the property boundaries. The GLO must approve repairs to bulkheads on Texas beachfront property.

We have engaged an engineering firm to design a new sewer system. This design is critical since we have the beachfront on one side of Peregrine and the bay on the other.

A water well contractor is working on the design and cost estimate to repair or replace the potable water system (water well and equipment).

The swimming pool contractor is working on the design and cost estimates to repair or replace the swimming pool.

Due to delays in insurance settlements, the tentative reopening date has been pushed back to the first quarter of 2010.

During the past month, we continue to make good progress in spite of obstacles along the way. The Windstorm and Flood adjusters are finishing their damage estimates reports, and will be sending these reports shortly to their State/National offices for approval. We continue to work with the State and County officials to work through the governmental processes of obtaining the required approvals needed to begin repairs to the bulkhead and the sewer system replacement. The sewer system is currently in the design phase and will require State and County approvals prior to the start of construction. The County is finalizing bids for the temporary beach road repairs.


December 22, 2008

Since the last update a lot of work has been accomplished. Tons of storm debris has be removed from the Peregrine site and moved to the county road. The county has removed this debris to their landfill. We have completed removing the dry wall material from all 26 units that were damaged by storm water, and these units have been treated for mold. The stairs to 20 units that were damaged by the storm have been demolished and removed. The roofs of all units that were damaged by the storm have had temporary repairs made. The scope of work for removal of concrete driveways undermined by the storm and sand backfill of the entire property has been completed. We are currently out for bids for this portion of the repairs. The water well repair company has visited the site, and they believe that the water well can be repaired, and a new water well is not required at this point. We have begun work with an engineering firm and county officials to determine how we are going to proceed with the sewer replacement. We continue to work with state and county officials to obtain permission to repair the bulkhead surrounding the property. We continue to work with the Windstorm and Flood Insurance companies to answer their settlement questions, and no settlements have been offered to date.


November 7, 2008

During the last three weeks, we continued to work with the Flood and Windstorm adjusters on their damage estimates. We expect to receive their settlement offers within the next three weeks. Grounds clean up began two weeks ago. The Peregrine property next to the laundry area has had the debris removed and leveled. The debris in the pool area has also been removed. It doesn�t appear that the pool itself received any major damage, but some repairs will be required on pool walls. Bids are being obtained for ground level concrete removal and backfill of ground's area. This will be our first major expenditure and insurance settlement funds will be required before proceeding.

All of the units have now been inspected. We are using our maintenance staff to remove damaged sheet rock, carpet, kitchen cabinets and furniture from the units that we have safe access to. These units are being washed down for mold control. To date, 16 units have been completed by this process. A water well company has been contracted to see if we can salvage the existing well or bid the cost of a new one.

The county has begun the construction of a one-lane gravel road from the San Luis Pass Bridge to Peregrine. Also, the electric company has installed electric poles from the bridge to Peregrine, and this line is energized. We are working with the electric company to see if we can get a temporary electric service from the road pole to Peregrine.

The Windstorm insurance adjuster made his initial Peregrine site inspection on October 10th. Additional site inspections by Windstorm are being planned. Approximately 50% of the roofs received wind damage with unit interior damage. Total damage assessment of other units is not completed at this time.

The Peregrine's temporary office became operational on October 13th. The new phone # is 979-848-8899 and mailing address is PO Box 1507, Angleton, TX 77516. The old phone # 979-239-1433 will continue to roll over to the new number and mail sent to the old address will be forwarded to the new address.

Before and after Hurricane Ike’s landfall, Peregrine has been in contact with RCI and II. In order for RCI and II to conduct Peregrine business, both companies have requested Peregrine to estimate a potential re-opening date for the resort. RCI and II understand that the road and electrical power to Peregrine are damaged. Repairs to Peregrine can not be started until the electrical infrastructure and access to Peregrine is repaired. With this repair uncertainty, all parties have agreed to set the tentative re-opening date for 9/27/09.

Both the Windstorm and Flood Insurance Companies have been contacted and have responded back to Peregrine. The Flood Insurance adjusters have been assigned and will make their site assessment on October 2nd. The Windstorm Insurance adjuster has been assigned but a site assessment date has not been set. A property inspection by the State of Texas and Brazoria County officials is scheduled for the first week of October.

Peregrine management inspected the property on September 22, 23, 24 and 28. A brief summary of their findings is as follows: The units themselves are in surprisingly good shape � most of the siding is in place, portions of the roofs on 4 units have been damaged (a detailed roof inspection has not been completed), only one window of the units was broken out, some of the units received no water damage but the effect of wind driven rain is not known at this time.

Most of the known to date damage occurred at ground level. The laundry building was washed away. The swimming pool area was filled with debris from the properties located across the road from Peregrine when the storm surge reversed itself back to the Gulf. There is major water erosion to the slabs under the units and to the roadways of the property. The bulkhead surrounding the property on three sides was breached by wave action in four areas. The office had two broken windows but received no storm surge � how we don�t know why. The water well, sewer and water systems received major damage.

While this summary is not all-inclusive with regard to other potential damage, it gives you a feeling of how Peregrine fared through Hurricane Ike.

Peregrine took a direct hit from Hurricane Ike on September 13, 2008. The roads to and from Peregrine are washed out with sections missing, making them non-passable.  Damage assessment of Peregrine has started today, September 20, 2008, when authorities allowed access to the island.  We will be updating the web page as information becomes available.
